The Vermont Property Tax Credit assists many Vermont homeowners with paying their property taxes. You may be eligible for a property tax credit on your property taxes if your property qualifies as a homestead and you meet the eligibility requirements.

File your Homestead Declaration by April 15th

File your Homestead Declaration (Form HS-122) by the April 15 deadline! This is crucial to ensure your property is taxed at the lower homestead education property tax rate, which applies to your primary residence. Failure to file on time could result in your property being taxed at the higher non-homestead rate, potentially increasing your tax bill. You can file online through myVTax or submit paper forms. If you apply to extend the time to file your income tax return, the Homestead Declaration must still be filed by the April filing deadline. Even if a person is not required to file a Vermont Income Tax Return, the declaration must be filed by the deadline.

Property Tax Credit Claim (Schedule HI-144) is linked to your Homestead Declaration: If you’re eligible for the Property Tax Credit, you’ll file Schedule HI-144 along with your Homestead Declaration. This credit helps eligible homeowners reduce their property tax burden, especially those with lower incomes. The maximum credit is $8,000, with a maximum of $5,600 for the education property tax portion and $2,400 for the municipal portion. Learn about Property Tax Credits.

Property Tax Credit Eligibility

To file a property tax credit, you must meet ALL of the following eligibility requirements:

  • Your property qualifies as a homestead, and you have filed a Homestead Declaration for the current year’s grand list.
  • You were domiciled in Vermont for the entire taxable year.
  • You were not claimed as a dependent of another taxpayer.
  • You owned and occupied the property as your homestead as of April 1.
  • If you meet these requirements, except that your homestead is leased to a tenant as of April 1, you may still claim it as a homestead if it is not leased for more than 182 days in the claim year.
  • You meet the household income criteria (see form for current year income limit).

Current Use Program

The Current Use Program, also known as the Use Value Appraisal Program, allows the assessed value for a property to be reduced by a proportion of land and/or buildings enrolled in the program. Find out if your property is eligible for this tax reduction.
